A commercial kitchen floor has to do three things at once: stay safe underfoot when it is wet with grease and water, survive constant hot wash-down and cleaning chemicals, and leave nowhere for bacteria to sit. Tiles fail on the third — the grout lines are the problem. A seamless epoxy floor removes them entirely.

Slip resistance is the priority in the kitchen, and it needs to be specified rather than assumed. A smooth gloss floor is genuinely dangerous where grease and water land together. We build graded aggregate into the topcoat to reach an R10 or R11 rating depending on the zone — heavier around fryers, dish pits and cool room entries, lighter front of house where cleanability and appearance matter more.

Coving is what makes the floor genuinely cleanable. The coating is turned up the wall to form a sealed, radiused junction, so there is no open corner where grease and water collect and no gap for pests to travel. It also means the floor can be hosed and squeegeed without pushing water behind the skirting — the detail health inspectors look for, and the one most often skipped.

Front of house is a different specification again. Dining rooms take foot traffic, chair scuffing and spilled wine rather than grease and steam, so they can use decorative or metallic finishes that look considerably better than a kitchen floor while still wiping clean. Many Melbourne venues run a heavy non-slip system back of house and a polished decorative finish out front.

Timing is usually the constraint. Most kitchen floors go in overnight or across a Monday closure using fast-cure systems, so you lose no more than one service. That has to be planned at quoting stage because it changes the products ordered.

Yes, when specified for it. Hot wash-down causes thermal cycling that delaminates thin rigid coatings, so kitchen floors get a heavier, more flexible build. The topcoat is selected for resistance to commercial sanitisers and degreasers rather than a general-purpose seal.
