Factory Epoxy Flooring Melbourne done properly

Factory floors face things no other floor does — process chemicals, hot water wash-down, thermal cycling, machine vibration and point loads from fixed plant. A general-purpose coating will not survive it. The specification has to start from what actually lands on your floor.

Chemical resistance is not a single property. An epoxy that shrugs off mineral oils may soften under lactic acid or solvents, and one rated for acids can still fail under repeated steam cleaning. Before quoting we ask what is used, spilled and cleaned with in each area, then match the resin system to that exposure — novolac epoxy where aggressive chemicals are involved, standard high-build where the risk is mechanical rather than chemical.

Thermal shock is the factor most often missed. Hot wash-down onto a cold slab makes the coating and concrete expand at different rates, and a rigid thin-film system delaminates. Where wash-down is part of the process we specify a heavier build with the flexibility to absorb that cycling, and we cove the coating up the walls so there is no unsealed junction for water to get behind.

Fixed plant needs planning around. Machinery bases, bunding, pits and drainage falls all interrupt a floor, and each one is a potential failure point if it is simply coated up to and stopped. We detail these properly — terminating into a saw-cut anchor groove so the edge cannot lift, and sealing around penetrations rather than butting up against them.

What You Get

Specified for the job, not scaled from a generic system

The detail that separates a floor built to last from one that looks fine for a season.

Matched to your chemicals

Resin system selected against what is actually used and spilled in each area, not a generic industrial spec.

Thermal shock tolerant

Heavier build that absorbs the expansion cycling caused by hot wash-down on a cold slab.

Coved and sealed

Coating turned up the walls so there is no open junction for water or product to get behind.

Detailed around plant

Machine bases, pits, bunding and penetrations terminated properly instead of coated up to and stopped.

Slip rated for wet work

Aggregate graded for genuinely wet process areas, not just dry factory floor.

Shutdown scheduling

Installed across planned shutdowns and weekends so production is not the thing that waits.

Our Process

How the job runs

Four stages, so you always know what is happening on your floor and when.

01

Exposure assessment

We review the chemicals, temperatures, wash-down regime and plant layout area by area.

02

System specification

A written proposal matching resin type and build thickness to each zone, with a shutdown-aligned program.

03

Preparation

Diamond grinding, anchor grooves cut at terminations, crack and joint repair, drainage falls checked.

04

Install and handover

Primer, build coats, coving, topcoat, then chemical cure and return to production.

Common Questions

Factory Epoxy FAQs

Anything not covered here, call 0451 980 606 and we will talk it through.

How much does factory epoxy flooring cost in Melbourne?

Standard industrial epoxy runs $80–$100 per square metre. Chemical-resistant systems using novolac or specified resins are $100–$140/m², and heavy builds for thermal shock and wash-down environments are $110–$160/m². Coving, bunding and plant detailing are quoted separately after a site assessment.

Which epoxy is chemical resistant enough for my factory?

It depends entirely on what lands on the floor. Standard high-build epoxy handles mineral oils and general industrial use; aggressive acids, solvents and food-processing chemicals need a novolac system. We ask what is used, spilled and cleaned with in each area before specifying, because getting this wrong is expensive to correct.

Will hot water wash-down damage the floor?

Not if the system is specified for it. Thermal shock — hot water on a cold slab — makes coating and concrete expand at different rates and delaminates thin rigid systems. Wash-down areas get a heavier, more flexible build with coving up the walls so water cannot get behind the coating.

Can the floor take heavy machinery and point loads?

Yes. Fixed plant, machine bases and racking legs concentrate load into small areas, so we increase film build and ensure the system is keyed into properly ground concrete. The load then transfers into the slab rather than shearing the coating.

Do you work around production shutdowns?

Yes, and it is usually the only practical approach. We plan the install against your shutdown windows and work nights and weekends, sequencing areas so production restarts on schedule.

How is the floor finished at drains and machine bases?

Terminations are cut into an anchor groove so the coating edge is locked in and cannot lift, and penetrations are sealed around rather than butted up to. Drainage falls are checked and corrected during preparation where water is not currently clearing properly.
