Why a new Officer slab is not a cheap slab
Officer is Cardinia Shire growth-corridor territory. Almost every garage we coat here is in a home under ten years old, and a good share of them are within months of handover. People reasonably assume a brand-new slab needs less work than an old one.
It is usually the opposite, for three reasons that all appear on the quote.
The builder's sealer
Builders seal garage slabs at handover as a matter of course. It is invisible, and it is formulated to stop things bonding to concrete — which is precisely the problem. Construction contamination
Paint splatter, plaster droppings, render and trade traffic ground into the surface. Every mark is a spot where a coating applied over the top would be bonded to paint rather than concrete.
Reactive clay and young concrete
Melbourne's south-east sits on clay that swells and shrinks seasonally, so slabs move and fine cracking follows. New concrete also holds moisture, and moisture rising through a slab lifts a coating from underneath regardless of how well the surface was prepared. Both are manageable — but only if they are tested for and priced, not discovered mid-job.

Timing: the cheapest decision you can make

How long does a double garage take in Officer?
Two days on site. Day one is masking, diamond grinding with dust extraction, crack repair and primer, which cures overnight. Day two is the coloured base coat, flake broadcast, scrape-back and clear topcoat.
When can I park on it?
Walk on it after 24 hours, move storage back after 48, park a car after 72. Driving on it early is the most common way a brand-new floor gets marked.
Should I do the floor before I move in?
If you can, yes. The garage is empty, there is nothing to shift, and there is no car to park elsewhere for three days. On a new Officer build it is one of the very few jobs that is genuinely easier before handover than after.
Should the driveway go in first?
The garage floor first if the timing allows. With bare ground in front of the garage we can reach the front slab edge and carry the coating over it properly. Once a driveway is poured hard against that lip, finishing it cleanly is far more awkward.
Do you moisture test?
Always, before quoting. Officer slabs are young and the area sits on reactive clay. Moisture rising through concrete lifts a coating from underneath no matter how well the surface was prepared. The test takes twenty minutes.
Do Officer slabs crack?
Fine hairline cracking is normal on young slabs in the south-east because the clay swells and shrinks seasonally. It is entirely manageable — cracks are routed into a clean channel, filled with a structural repair compound and ground flush before priming.
What colour do most people choose?
Charcoal with a black, white and grey flake blend is by far the most requested. It hides tyre marks and dust far better than a light floor while the white and grey still lift the light in a space that usually has one small window.
Is it slippery?
The flake gives the surface texture, so it grips better than a smooth gloss coating. Any hard floor is slick with water on it — if a garage will regularly get wet we can add an anti-slip aggregate to the topcoat.
Will hot tyres damage it?
Not with a polyaspartic topcoat, which is what we finish every floor with. Hot tyre pickup is a failure mode of cheap single-part coatings and DIY kits.
How much dust does the grinding make?
Very little. The grinder runs coupled to an industrial dust extractor and the walls are masked before anything starts. Grinding without extraction sends fine concrete dust through the internal access door into the house.
How long will the floor last?
Fifteen years or more in a domestic garage, backed by a written workmanship warranty. Floors that fail early failed at preparation, not because the coating wore out.
