Narre Warren is an unusual suburb to work in, because it is really two suburbs sharing a name.
There are the established estates built through the 1990s, where the homes are now around thirty years old. And there are the newer pockets, where the concrete is barely weathered. Those two groups need quite different things from a garage floor — and most of the quotes people receive do not acknowledge that at all.
This is a straight explanation of what garage epoxy flooring in Narre Warren involves: what it costs, what thirty years does to a slab, which finish to choose, and how to tell a proper job from a cheap one.
The short answer
Garage epoxy flooring in Narre Warren starts around $1,400 for a single garage and $2,400 for a double, including diamond grinding, crack repair, flake broadcast and a clear topcoat. It is a two-day job — grinding and repairs on day one, coating on day two — with foot traffic at 24 hours and vehicles at 72. A 1990s slab is not too old to coat. Thirty years is close to the ideal age for it.
Narre Warren has two kinds of garage floor
This matters more than anything else on this page, so it goes first.
The 1990s estate slabs
Across the older Narre Warren estates, a garage slab poured in the mid-nineties has now had three decades of cars on it. By this point the weak surface layer has largely worn away, there is almost always oil staining under where the engine sits, and there is usually some hairline cracking and a patch or two of pitting near the door.
None of that rules out a coating. It is simply work that has to be done before the coating goes on — and it is the work that gets skipped when someone quotes over the phone.
The upside is real: an older slab that has been properly ground and repaired often ends up with a better bond than a brand-new one, because there is no curing compound or sealer left on it to interfere.
The newer pockets
The newer parts of Narre Warren have the opposite problem. The slab looks perfect, which makes people assume it needs very little preparation. In fact a new slab usually carries a curing compound or sealer on the surface, and resin will not bond through it. It still has to be ground, exactly like the old one.
Different reasons, same answer: the slab gets ground either way.
What thirty years does to a garage slab
Four things turn up again and again on older Narre Warren garages, and all four are fixable. None of them is a reason to live with a dusty slab.
Oil and transmission fluid. Resin will not bond through oil. A stain that looks superficial has often soaked several millimetres into the concrete. Those areas are degreased and ground back, and occasionally need localised removal. Coating straight over contamination is the single most reliable way to produce a floor that peels in patches within a year.
Hairline cracking. Normal in a slab this age. Cracks are cut out into a V, filled with a resin repair compound and ground flush so the surface reads as one plane again.
Pitting and spalling. Usually worst in the first metre inside the roller door, where rain, grit and road salt get dragged in. Patched and levelled during preparation.
A worn, dusty surface. That fine grey dust that never stops reappearing is the slab itself breaking down. Sealing it under resin is what finally stops it — one of the reasons covered in 7 signs your garage floor needs epoxy flooring.
Why grinding is not optional
If you take one technical point from this page, take this one.
The top couple of millimetres of any concrete slab is the weakest part of it — fines and water that rose during the pour. Coat on top of that and the resin is only as strong as the crumbly layer it is stuck to. Diamond grinding removes it mechanically and opens the pores so the primer can key into sound concrete underneath.
Acid etching, which is what most DIY kits supply, does not do this reliably. It roughens the surface a little, leaves residue behind, and cannot remove contamination at all. The full comparison is in diamond grinding vs acid etching.
Every slab we coat gets ground, with dust extraction running the whole time. On a thirty-year-old Narre Warren slab, this is where most of the value in the job sits — and it is the step a suspiciously cheap quote has almost certainly left out. If a price seems far below everyone else's, ask specifically whether the slab will be diamond ground or acid etched. The answer tells you what you are really buying.
Which finish for a Narre Warren garage?
Flake — what nearly everyone chooses
Coloured vinyl chips broadcast into the base coat and sealed under a clear topcoat. It hides dust and tyre marks, adds grip underfoot, and disguises minor imperfections in the slab beneath — which is precisely why it suits the older homes here. Charcoal and silver blends are the most popular choice in Narre Warren garages. More on flake epoxy flooring and why flake has become the default for Melbourne garages.
Metallic — beautiful, but not for a working garage
Metallic epoxy produces a deep, marbled, high-gloss surface. It is stunning in a display garage or an interior space. In a garage you actually use it shows every speck of dust and is less forgiving underfoot when wet. Worth considering only if the garage is more showroom than workshop.
Solid colour
Clean and simple, and the least forgiving of the three — it shows dust and any unevenness in the slab. Fine on a newer floor, rarely the right call on a thirty-year-old one.
If you have been weighing up interlocking tiles instead, flake epoxy vs garage tiles sets out the trade-offs.
What it costs in Narre Warren
| Garage | From | Typical time |
|---|---|---|
| Single garage | $1,400 | 2 days |
| Double garage | $2,400 | 2 days |
| Triple / oversized | Quoted on site | 2–3 days |
Those figures include grinding, crack repair, primer, base coat, full flake broadcast and the clear topcoat. What moves the price on an older slab is the extent of repair needed — significant oil contamination, widespread spalling or a slab that has moved. That gets assessed and quoted before we start, never discovered halfway through.

The two days
Most Narre Warren garages follow the same two-day pattern.
Day one — preparation. Garage cleared, moisture tested, slab checked for existing coatings and contamination. Diamond grinding with extraction. Cracks cut out and filled, pitting patched, repairs ground flush. By the end of the day the floor looks worse than when we arrived, which is normal.
Day two — coating. Primer, then the base coat with flake broadcast into it while wet. Once that has set it is scraped back smooth and the clear topcoat goes on.
Then wait. Foot traffic at about 24 hours. Vehicles at about 72. Driving on it early is the most common way a good floor gets damaged, and it is entirely avoidable.
Will it handle real use?
Hot tyre pickup is the fear people arrive with, usually after a DIY kit failed. It is a preparation and product problem, not an inherent one — the detail is in can hot tyres damage epoxy garage floors.
Beyond that, a correctly installed garage floor takes dropped tools, jack stands, water, detergent and daily driving without complaint, and carries a 5–10 year warranty. We have done everything from single garages to three-car garages.
What we need from you
- An empty garage — including shelving, the fridge and anything mounted low on the walls
- Power and water access
- Somewhere else to park for three days
- A heads-up on any known problems — a damp corner, a crack that has moved, a previous coating
That last one genuinely helps. Previous coatings in particular change the preparation approach, and it is better known before the grinder comes out.
While we are there
Narre Warren homes of this age often need a few related things at once, and doing them in one visit costs less than separate trips:
- Concrete sealing — driveways, paths and alfresco areas
- Concrete resurfacing — where a slab is past coating
- Concreting — new slabs, paths and extensions
- Residential painting — interiors and exteriors
- Tile removal — before a new interior floor

Frequently asked questions
How much does garage epoxy flooring cost in Narre Warren?
A single garage starts around $1,400 and a double garage around $2,400, including diamond grinding, crack repair, flake broadcast and the clear topcoat. Older 1990s slabs sometimes need extra repair work, and if so that is quoted up front rather than added later.
Do you cover Narre Warren?
Yes. Narre Warren is part of our regular south-eastern run, along with Berwick, Cranbourne, Clyde, Officer, Pakenham, Rowville and Dandenong. Quotes are free and we come to you.
My garage slab is from the 1990s. Can it still be coated?
Almost always yes, and that age is actually the right time to do it. A 30-year-old slab has lost its surface laitance and usually has oil staining, pitting and some cracking. All of that is dealt with during preparation. What matters is that it is assessed properly first.
How long does the job take?
Two days for a standard single or double garage. Day one is grinding and repairs, day two is the coating. You can walk on it after about 24 hours and park on it after roughly 72.
Can I park on it straight away?
No. Foot traffic at around 24 hours, vehicles at around 72. Driving on epoxy before it has cured is the most common way a good floor gets ruined, so it is worth planning for.
Does the garage need to be empty?
Yes, completely clear including shelving, the fridge and anything mounted to the walls at floor level. We can talk through what needs moving at the quote.
What is flake epoxy and why do most people choose it?
Flake is a coloured vinyl chip broadcast into the resin and sealed under a clear topcoat. It hides dust and tyre marks, adds grip, and disguises minor slab imperfections — which is exactly why it suits older Narre Warren slabs.
Flake or metallic for a garage?
Flake, nearly always. Metallic looks superb but it is a smooth, high-gloss finish better suited to display spaces and interiors. In a working garage, flake handles grit, water and tyre heat far better.
Will hot tyres lift the coating?
Not with a properly prepared and correctly cured floor. Hot tyre pickup is a failure of preparation and product choice, not an inevitability. It is the single most common complaint about cheap DIY kits.
Why does the slab have to be ground?
Because the top layer of a concrete slab is weak and often contaminated. Grinding removes it and opens the pores so the primer can key into sound concrete. Acid etching does not achieve this reliably, which is why we do not use it.
Can you fix cracks and pitting?
Yes. Cracks are cut out, filled with a resin repair compound and ground flush. Pitted and spalled areas are patched. On older slabs this is a normal part of the job rather than an extra.
What about oil stains?
Oil has to come out before anything goes on, because resin will not bond through it. Contaminated patches are degreased and ground back, and deeply soaked spots sometimes need localised removal. We check for this at the quote.
Is epoxy slippery when wet?
A flake finish with a clear topcoat has noticeably more grip than bare sealed concrete, because the chips create texture. If slip resistance is a particular concern we can add a fine aggregate to the topcoat.
How do I clean it?
Sweep or blow it out, then mop with warm water and a little pH-neutral detergent. No acids, no harsh solvents and no pressure washing at close range. That is the whole routine.
How long will it last?
A properly installed garage floor should give a decade or more of domestic use. Preparation determines that far more than the resin does.
Can you coat the driveway or alfresco as well?
A driveway is a different job — exposed to UV and better suited to sealing or resurfacing than standard epoxy. We can look at both while we are there and tell you honestly which is appropriate.
Do you do three-car and oversized garages?
Yes. Larger garages take a little longer but follow the same process. There is a worked example in our three-car garage case study.
Is there a warranty?
Yes — a 5 to 10 year warranty depending on the system specified. Details are confirmed in writing with the quote.
What if my slab turns out to be too far gone?
It happens occasionally with badly deteriorated slabs. In that case resurfacing is the better answer, and we will say so at the quote rather than coating over a problem and leaving you with it.
