Large warehouse epoxy floor coating under skylights

Commercial Epoxy Flooring Prices in Perth: From $55 per m² + GST

Commercial epoxy flooring in Perth starts from $55 per square metre plus GST, supplied and installed. What that rate actually includes, the five things that change it, and indicative costs by facility size.

Large warehouse epoxy floor coating under skylights

"What does commercial epoxy flooring cost in Perth?" is the first question every facility manager asks, and the one most contractors dodge.

So here is a straight answer. Commercial epoxy flooring in Perth starts from $55 per square metre plus GST, supplied and installed. That is a real starting rate for a sound slab in a straightforward industrial space — not a teaser number with conditions buried underneath.

What this covers is where it gets useful: what you actually get at that rate, the five things that push it higher, worked costs by facility size, and how to read a commercial flooring quote so you can tell a genuine price from one that will grow halfway through the job.

The short answer

From $55 per square metre + GST for commercial epoxy flooring in Perth, supplied and installed, including mechanical surface preparation, primer, build coat and topcoat. The final figure depends on slab condition, total area, the system specified and whether the facility keeps operating during the work. Larger areas typically improve the rate; heavy remediation pushes it up.

What you get at $55 per square metre

A starting rate only means something if you know what sits inside it. At this rate, on a sound slab, the scope covers:

  • Mechanical surface preparation — diamond grinding or shot blasting with dust extraction, not acid etching
  • Moisture testing before the system is committed to
  • Minor crack and joint treatment — hairline cracks cut, filled and ground flush
  • Primer into clean, open concrete
  • Build coat to the specified thickness
  • Topcoat appropriate to the environment
  • Site documentation — public liability, SWMS and data sheets for induction

What it assumes: a structurally sound slab with no existing coating, no significant contamination, reasonable access, and work that can run in normal hours. Change any of those and the rate moves — which is the honest part most pricing pages leave out.

The five things that change the price

FactorEffect on price
Slab conditionThe biggest single variable. Spalling, deep cracking or a slab that has moved all add remediation before coating.
Existing coatingsAn old coating that is failing or unknown has to be mechanically removed first.
ContaminationOil, fuel and chemical penetration requires decontamination and deeper grinding.
System specificationBuild thickness, resin chemistry and topcoat selected for traffic and chemical exposure.
Access and stagingAfter-hours work, weekend shifts or zone-by-zone staging around live operations.

Total area works the other way. Mobilisation, setup and equipment transport are largely fixed, so they spread further across a bigger floor. A 2,000 square metre warehouse generally attracts a better rate per square metre than a 200 square metre workshop.

Indicative costs by facility size

At the $55 starting rate, before any adjustment for scale or slab condition:

FacilityApprox. areaFrom (ex GST)
Service bay or small workshop150 m²$8,250
Commercial workshop300 m²$16,500
Small warehouse500 m²$27,500
Mid-size warehouse1,000 m²$55,000
Distribution facility2,000 m²$110,000

Treat these as a planning starting point rather than a quote. Larger floors normally price better per square metre than straight multiplication suggests, and a slab needing serious remediation will price worse. Both directions get established at the inspection, not afterwards.

How the three systems compare on price

Epoxy coating is not automatically the right answer, and it is not always the cheapest way to solve the problem.

Commercial concrete sealing — lowest cost

Where the slab is sound and the requirement is to stop dusting and make the surface easier to clean, concrete sealing does the job for considerably less than a full coating, and across a large warehouse floor the saving is substantial. It is the proportionate answer for lower-duty storage areas.

Commercial epoxy coating — from $55/m²

The workhorse for industrial environments: seamless, hard-wearing, chemically resistant within specification, and able to carry line marking. This is the right answer wherever forklifts run, chemicals are handled or the floor takes real punishment. Detail on commercial epoxy flooring, warehouse flooring and factory floor coatings.

Commercial flake flooring — premium finish

Flake systems add a decorative broadcast layer and additional coats, so they sit above a standard epoxy build. Worth it in showrooms, customer-facing areas and office zones within industrial buildings, where appearance earns its keep.

When resurfacing comes first

If the slab is badly deteriorated, no coating will fix it. Concrete resurfacing is a separate cost that comes before coating, and a contractor who quotes a coating over a failing slab is selling you a problem twice.

Why preparation is the real cost driver

Businesses comparing quotes focus on the coating. The money is in the preparation, and so is the risk.

The top few millimetres of any slab is laitance — weak fines and water that rose during the pour. Coat over it and the floor is only as strong as that crumbly layer. Mechanical preparation removes it and opens the concrete so the primer bonds to sound material.

This is exactly where a cheap quote saves money. Acid etching costs a fraction of diamond grinding, and it does not work: it roughens the surface slightly, leaves residue, and cannot remove oil contamination at all. The comparison is in diamond grinding vs acid etching.

A floor that delaminates in two years costs more than the premium you avoided — because the failed coating has to be removed before anything else can happen. Why industrial floors fail, in detail, is in why factory floors fail.

The cost nobody puts in the quote

For a working facility, the coating is rarely the largest number. The shutdown is.

Cure times cannot be compressed. Foot traffic typically returns at around 24 hours and vehicle traffic at around 72. What changes is how the work is sequenced: a programme staged zone by zone keeps the operation running, while a single-hit approach may be cheaper on paper and far more expensive in lost production.

Worth calculating your own hourly cost of downtime before comparing quotes. It frequently reframes which quote is actually cheapest. More in how long a commercial epoxy floor puts a business out of action and how long epoxy flooring takes.

Lifecycle cost, not just install cost

A floor priced at the bottom of the market and replaced every three years costs more over a decade than one specified properly once. Add the disruption of each recoat — stock moved, operations halted, access restricted — and the gap widens considerably.

The question worth asking is not what the floor costs, but what it costs per year of service in the environment it actually has to survive. Load-bearing capability is covered in can commercial epoxy flooring handle forklifts and heavy machinery, and system comparisons across environments in the best flooring options for commercial spaces.

Two quotes, same floor, thousands apart

A 600 square metre warehouse floor gets two quotes. One comes in around $33,000, the other around $21,000. Same building, same stated outcome — a coated, hard-wearing floor.

The gap is almost never margin. It is scope, and it usually sits in four places:

  • Preparation method. Acid etching instead of diamond grinding saves thousands and is the single most common reason a floor fails inside three years.
  • Build thickness. Fewer coats, or thinner coats, cost less and wear through sooner. "Epoxy floor" describes both a one-coat job and a four-coat system.
  • Remediation excluded. Cracks and spalling left as a variation, to be priced once work has started and you have no practical alternative.
  • Topcoat substituted. A cheaper topcoat on a floor that sees daylight will amber, and in a wash-down area the wrong chemistry softens.

The cheaper quote is not dishonest if it says all this plainly. The problem is that it rarely does, and the two documents look equivalent until the floor is down.

The practical test: ask both contractors to state preparation method, number of coats, total build thickness and topcoat product. The quotes usually stop looking similar immediately.

How to compare commercial flooring quotes

Seven things a genuine quote states. If any are missing, the quotes are not comparable:

  1. Preparation method named — diamond grinding or shot blasting, not "surface preparation"
  2. System and build thickness specified, with the topcoat identified
  3. Remediation scope — what crack, joint and spalling work is included
  4. What happens if the slab is worse than expected, agreed before work starts
  5. A staged programme with return-to-service times per area
  6. Line marking and detailing — coving, thresholds, safety colours
  7. A fixed price in writing, with insurance and safety documentation

A quote that is only a rate and a total has not inspected the slab properly. Comparable breakdowns are in commercial epoxy flooring costs and factory flooring costs.

Perth conditions that affect pricing

Two local factors genuinely influence a Perth quote.

Summer slab temperatures. Resin working time shortens as temperature rises, and inside a steel-framed warehouse through a Perth summer the slab can sit well above ambient. On large areas that means smaller batches, more people on the floor, or an early start — all of which affect labour cost.

Coastal exposure. Facilities closer to the coast deal with salt-laden air, and where that meets older concrete it can influence preparation depth and primer selection.

Frequently asked questions

How much does commercial epoxy flooring cost in Perth?

From $55 per square metre plus GST, supplied and installed. That covers mechanical surface preparation, primer, build coat and topcoat on a sound slab. The final figure depends on slab condition, total area, the system specified and how the work has to be staged.

Is $55 per square metre the final price?

It is a starting rate, not a universal one. Larger floors typically price better per square metre because setup and mobilisation spread further. Slabs needing remediation, decontamination or removal of an old coating price higher. Both are established at the inspection and fixed in writing before work starts.

What is included at that rate?

Diamond grinding or shot blasting with dust extraction, moisture testing, minor crack and joint treatment, primer, build coat, topcoat, and the insurance and safety documentation needed for site induction.

What is not included?

Significant remediation: deep cracking, widespread spalling, levelling a slab that has moved, removing a failing existing coating, or decontaminating heavy oil penetration. Line marking, coving and after-hours work are also quoted separately.

What does a 500 square metre warehouse floor cost?

At the starting rate, around $27,500 plus GST. A 1,000 square metre floor is around $55,000 plus GST at the same rate, though floors of that size usually attract a better rate per square metre.

Do larger floors cost less per square metre?

Generally yes. Mobilisation, site setup and equipment transport are largely fixed costs, so they spread further across a bigger area. A 2,000 square metre warehouse normally prices better per square metre than a 200 square metre workshop.

Why do quotes for the same floor differ so much?

Almost always surface preparation. Acid etching costs a fraction of diamond grinding and does not bond reliably, so a much cheaper quote is often pricing a different, inferior job. Always ask which method is specified.

Is concrete sealing cheaper than epoxy coating?

Yes, considerably, and across a large warehouse floor the saving is substantial. Sealing suits sound slabs where the requirement is to reduce dusting and improve cleaning. It is not a substitute for a coating in a high-duty environment.

Does flake flooring cost more than standard epoxy?

Yes. Flake systems add a decorative broadcast and additional clear coats, so there is more material and more labour. They suit showrooms, customer-facing areas and office zones rather than heavy industrial floors.

What if the slab needs resurfacing first?

Resurfacing is a separate cost that comes before coating. Where a slab is badly deteriorated, coating over it simply transfers the problem forward, so it gets identified at the inspection rather than discovered mid-project.

How do you quote a commercial floor?

With a site inspection covering area, existing coatings, moisture, contamination, cracking, joint condition, traffic type and operational constraints. The quote then states the preparation method, the system and build, a staged programme and a fixed price.

Is the price fixed, or can it change during the job?

Fixed in writing. The reason the inspection matters is so nothing is discovered halfway through. Where a slab carries genuine unknowns, what happens in that case is agreed before work begins rather than after.

Do you charge extra for after-hours or weekend work?

It is quoted separately, because it affects labour cost. For many facilities it is still cheaper overall than halting production during business hours.

How much does downtime add to the real cost?

Often more than the flooring itself. Foot traffic typically returns at around 24 hours and vehicle traffic at around 72. A programme staged zone by zone keeps the facility running, which is why return-to-service times should be stated per area.

Is epoxy flooring worth it compared with recoating cheap floors?

Over a decade, usually yes. A floor replaced every three years costs more than one specified correctly once, before counting the disruption of each recoat. The useful measure is cost per year of service in the environment the floor actually has to survive.

Does the price include line marking?

Line marking and safety colours are quoted separately and applied after the coating has cured. It is a sensible point to review the layout against current traffic flow.

Do Perth summer conditions affect the cost?

They can. Resin working time shortens as temperature rises, and slab temperatures inside a steel-framed warehouse can sit well above ambient. On large areas that means smaller batches or more people on the floor, which affects labour.

Which Perth areas do you cover?

The Perth metropolitan commercial and industrial areas, including Canning Vale, Forrestdale, Rockingham, Neerabup, Bibra Lake, Kewdale, Welshpool, Malaga, Osborne Park, Wangara, Jandakot and Henderson.

Do you quote residential flooring in Perth?

No. In Western Australia we take on commercial and industrial projects only — warehouses, factories, distribution centres, workshops and business premises.
